Suburban Hotel Construction
The Problem
A developer needed funding to complete a 160 Room dual-branded hotel on the outskirts of Boston. The hotel was the final parcel to be developed in a large master planned development for which FB has previously arranged the horizontal infrastructure loan. The developer was seeking maximum proceeds to preserve capital for other endeavors, and needed to refinance the remainder of the land loan into the final phase capital stack.
The Approach
FinanceBoston was hired to obtain maximum financing with certainty of execution being critical; the firm approached long standing SBA contacts to determine that the developer would qualify.
The Results
FinanceBoston arranged a two-bank deal, leveraging long standing relationships, while also slotting in a creative SBA lender who could underwrite the highly complex personal finances to qualify the sponsor. The hotel has since been completed and is open and operational.
